2) There were no transactions in this block for the past 6 months.
3) Resale transactions within 200m of this block are as follow:
(a) 3-rm: 60~74 sqm (14 transactions) = $310k~$380k
(b) 4-rm: 84~104 sqm (6 transactions) = $420k~$498k
(c) 5-rm: 121~138sqm (6 transactions) = $510k~$640k
4) So if you are looking for a 3-rm flat in 419 Tampines, you will be expecting a price range from $300k~$400k depending on the size, level & conditions.
